In commercial real estate, a broker’s experience is ultimately reflected in the transactions they are able to bring across the finish line. For Benjamin “Benji” Berkowitz, that track record has been built through a growing portfolio of retail investment sales, property transactions, and client representation throughout Texas.
Based in Fort Worth, Berkowitz serves as Vice President of Investment Sales at Colonial Commercial Real Estate. Since becoming licensed in Texas in 2021, he has completed more than $100 million in transaction volume, specializing in single-tenant and multi-tenant retail properties. Colonial also reports that Berkowitz has recently closed approximately 300,000 square feet of retail and office properties.
A Growing Record of Sales
Berkowitz’s career began at Colonial Commercial Real Estate as a sales associate. His early experience gave him the opportunity to learn the fundamentals of commercial property transactions while working directly with buyers, sellers, tenants, and investors.
Over the course of his career, that experience has translated into measurable sales activity. His more than $100 million in transaction volume represents a range of commercial properties, with retail investment sales becoming a particular area of specialization.
His work includes both single-tenant properties and multi-tenant shopping centers. These transactions require an understanding of more than simply a property’s asking price. Factors such as tenant mix, lease structures, market conditions, location, traffic patterns, and potential for future growth can all influence how a commercial property is evaluated.
Putting Market Knowledge Into Practice
One example of Berkowitz’s recent transaction activity is the sale of Crème de la Crème Plaza in Allen, Texas. The neighborhood retail center encompasses approximately 20,671 square feet across two buildings and was fully leased at the time of the sale. Colonial Commercial Real Estate, LLC represented the seller in the transaction.
Transactions such as this illustrate the type of retail assets that have become central to Berkowitz’s professional focus. Rather than concentrating on a single type of commercial property, his work encompasses different retail environments and investment structures.
His current listings have also included retail and office properties throughout the Dallas-Fort Worth area. His brokerage profile identifies investment sales, landlord representation, and tenant representation among his areas of specialization.
More Than a Sales Transaction
While sales volume provides one way to measure experience, Berkowitz’s role in commercial real estate extends beyond simply facilitating a transaction.
He has also worked in tenant representation, including serving as the exclusive tenant representative for Flytrex, an autonomous drone delivery company. That role involved helping identify locations where the company could establish drone-launch operations within retail environments.
Working with both property owners and tenants has given Berkowitz exposure to different sides of the commercial real estate process. For investors, the focus may be on acquisition opportunities, property fundamentals, and long-term value. For tenants, location, accessibility, operating requirements, and the suitability of a property for the business can become more important considerations.
Expanding From Brokerage Into Investment
Berkowitz has also expanded his involvement in commercial real estate through Pearl Capital, a real estate investment firm he co-founded in 2025.
The company focuses on acquiring and operating essential-service retail properties, particularly in high-growth secondary markets. Pearl Capital completed its first acquisition in October 2025 with the purchase of a 43,000-square-foot shopping center in Wichita Falls, Texas.
The move into ownership and investment gives Berkowitz another perspective on the properties he has spent his career evaluating and selling. His brokerage experience provides exposure to market activity and property transactions, while his investment work allows him to apply that knowledge directly to assets within a portfolio.
Building a Career Around Commercial Real Estate
For Benjamin “Benji” Berkowitz, the numbers tell an important part of the story. More than $60 million in transaction volume since 2021, hundreds of thousands of square feet in recently closed properties, and continued activity in Texas retail investment sales demonstrate the progression of a relatively young career in commercial real estate.
At the same time, his work has continued to expand beyond individual sales. Through Colonial Commercial Real Estate, tenant representation, and Pearl Capital, Berkowitz has developed experience across several sides of the commercial real estate industry.
His career reflects a focus on understanding the details behind each property and transaction while continuing to build a presence in the Texas commercial real estate market.
