Benjamin Berkowitz is a commercial real estate broker and investor based in Texas, currently serving as Vice President at Colonial Commercial Real Estate and Co-Founder & Principal of Pearl Capital. His work focuses on retail investment sales, strategic acquisitions, and long-term value creation in shopping center assets. A Fort Worth native, Berkowitz began his real estate career at Colonial Commercial Real Estate, where he advanced from associate to Vice President. Since becoming licensed in Texas in 2021, he has completed over $60 million in transaction volume, specializing in single-tenant and multi-tenant retail properties, including neighborhood and community shopping centers. His brokerage experience is complemented by active investment work. In 2025, Berkowitz co-founded Pearl Capital, a vertically integrated real estate investment firm focused on acquiring and operating essential-service retail properties across the United States. The firm targets high-growth secondary markets, emphasizing strong micro-market fundamentals and value-add strategies such as leasing execution, physical improvements, and strategic repositioning. Pearl Capital completed its inaugural acquisition in October 2025 with the purchase of a 43,000-square-foot shopping center in Wichita Falls, Texas. The firm continues to expand its portfolio through a disciplined, long-term investment approach. In addition to his investment and brokerage work, Berkowitz has experience representing tenants, including serving as exclusive tenant representative for Flytrex, an autonomous drone delivery company.
