Benjamin Berkowitz is a commercial real estate broker and investor based in Texas, serving as Vice President at Colonial Commercial Real Estate and Co-Founder & Principal of Pearl Capital.

He specializes in retail investment sales, with a focus on single-tenant and multi-tenant shopping centers. Since entering the industry in 2021, Berkowitz has completed over $60 million in transaction volume, earning a reputation for disciplined execution and strong market insight.

In addition to brokerage, Berkowitz co-founded Pearl Capital in 2025, a vertically integrated real estate investment firm focused on acquiring and operating essential-service retail properties nationwide. The firm targets value-add opportunities in high-growth secondary markets, creating value through leasing strategy, operational improvements, and asset repositioning. Pearl Capital completed its first acquisition—a 43,000-square-foot shopping center in Wichita Falls, Texas—in October 2025.

Berkowitz also serves as exclusive tenant representative for Flytrex, an autonomous drone delivery company, further expanding his experience across both landlord and tenant representation.
